Let's talk about how accurate
automated home valuations
are — like the Zestimate,
Opendoor and other
websites.
For getting a very general
idea of home values in the
area, they're great! But for
anything more serious,
they're not.
First Issue: They are not
always hyper-local data, as
you would really need, but
are based on national data.
Second Issue: They don't
take into account the finer
details ...
... such as the condition of your
home, whether you remodeled
or whether your neighbors
remodeled their homes. All of
this influences home values.
Third Issue: The
estimates are based on
old data.
They look at homes that
closed as a public record the
last month or so. Realtors,
however, can pull today's
data.
If you want to get an
accurate idea of your
home's value, it's best to talk
to me or your local realtor.
