With schools gone back and autumn arrived, this is a popular time to sell
property. Preparing to sell your property is key to making sure you give
yourself the best chance of attracting buyers and getting the best price
possible for your property. At the end of summer, there are always jobs to do
to get your property sale ready.
Here are some of ELP Arbuthnott McClanachan’s top tips for selling an
Edinburgh home.
Must Do Jobs
First, some essential jobs that will freshen up your property and help get it
ready for sale:
• Declutter and perhaps put some items in storage or boxed and put away
ready to move;
• Give the property a deep clean, including carpets;
• Replace the bathroom grout if needed;
• Touch up chipped or marked paintwork.
Other external jobs such as checking the roof, clearing guttering, and checking
the external window paintwork are all important before a home report is
ordered.
First Impressions
First impressions really do count. We would always advise you to stand back
and look at the entrance to your property. It is amazing what a freshly painted
front door and some eye-catching planted pots at the door can do. This has the
same impact if it is a house or a flat. Gardens should be neat, grass cut, shrubs
trimmed, leaves collected, and seasonal planting will give it a splash of colour
for viewings.
Staging Your Property
This is so important when selling as we are naturally drawn to attractive, styled
homes. Although it is nice to keep that balance of styled, but still showing the
warmth of a home. Allow space for viewers to move around, and give access to
a window if there is a nice outlook as we are drawn to this when we enter a
room. For those homes that are empty we highly recommend using either a
company that will furnish it for your sale, or virtually staging a photo or two, as
this helps buyers visualise how the property will look furnished.
